The 254 acre Alexander Valley Resort (“AVR”) environmental impact report (EIR) and Specific Plan have been approved by the City of Cloverdale. Following these approvals, the City of Cloverdale applied to Sonoma County LAFCO to annex the mega resort property into the City. On April 7, LAFCO approved the annexation. The AVR project includes a regulation 18 hole par 70 golf course including driving range and clubhouse, a 100-150 room resort hotel with conference facilities, spa and restaurant, 40 fractional ownership villas, 105 detached single family homes, 25 estate homes, and a 2.4 acre entry commercial site approved for wine tasting and a restaurant.
The EIR contains updated studies regarding water supply, cultural resources, greenhouse gasses and transportation. Following the Sonoma County LAFCO annexation, Tyris has applied to the City for a reparcelization of the property to reflect the approved Specific Plan. The reparcelization process is underway and is estimated to be completed by the 3rd quarter of 2010.
Over the past five years, Tyris has continued to clean up and prepare the property for future development. All of the contaminated soils have been removed, old foundations and debris that remained after Louisiana Pacific vacated the property have been demolished and removed, ground water contamination in the area of the golf course is continuing to be monitored and over a million cubic yards of a wood waste landfill and soils have been moved and remediated in preparation for the development and construction of the resort. Construction is estimated to begin in 2011.
Tyris is currently working with an investment group to help move the project forward.
