After several meetings between Tyris and the City Staff, progress is once again happening on the development of the Alexander Valley Resort ("AVR"). The 254 acre project has been slightly revised and scaled back, but will still include a regulation, 18-hole golf course, including driving range and clubhouse, a 100-150 room resort hotel, including conference facilities, spa and restaurant, 40 casitas or fractional ownership villas, 105 single family homes, 25 estate homes and a 1.4 acre entry commercial site proposed for a winery and restaurant.
Updated studies regarding water supply, cultural resources, global warming and transportation are being concluded for incorporation into a revised EIR and Specific Plan for resubmittal to the City of Cloverdale. Upon city approvals, application will then be made to Sonoma County LAFCO for annexation of the property into the City of Cloverdale. The entire process is estimated to take between six to nine months to completion.
Over the past three years, Tyris has continued to clean up and prepare the property for future development. Most of the contaminated soils have been removed, old foundations and debris that remained after Louisiana Pacific vacated the property have been demolished and removed, ground water contamination in the area of the golf course is continuing to be remediated and over 2 million cubic yards of a wood waste landfill and soils have been moved and remediated in preparation for the development and construction of the golf course at a cost in excess of ten million dollars and three years of labor.
